Rentals and seasonal homes

These are the two hardest scorpion properties in Havasu, and for opposite reasons. A rental has people who do none of the local habits. A seasonal home has nobody at all for six months.

Why rental guests get stung more

Locals do things without thinking about it. They shake out shoes left outside. They do not walk barefoot across a dark floor at 2am. They check the bedding in a house that was closed up.

A family arriving from out of state does none of that, because nobody told them. Add late arrivals, unfamiliar layout, children, and a patio door left open while the boat is unloaded, and the result is predictable.

A sting in a rental is not only a guest's bad night. It is a review, a refund conversation, and sometimes a question about whether the property was reasonably maintained.

What actually reduces it

The empty-house problem

A large share of Havasu stands closed from April to October — exactly the scorpion season. Nobody notices the first one in the hallway. Nobody catches the irrigation leak that is feeding the crickets. Nobody sees that a rat chewed the garage door seal in June.

Owners return in November to a house that has had a whole season to become someone else's habitat.

If you leave for the summer:

For property managers

If you run several units, most Havasu companies will price a route rather than individual call-outs, and will work to a turnover calendar. It is worth asking for both when you get quotes — the difference over a season is substantial.
